Murano at Delray Beach

South Florida’s newest condo conversion, Murano at Delray Beach, is a gated community built in 2001. Nestled in one of Delray Beach’s most sought after neighborhoods, eight miles from the beach and a short drive from West Palm Beach and Boca Raton, this luxurious, gated community puts the best of Delray Beach at your doorstep. Located off Atlantic Avenue, shopping opportunities include antique shops, art galleries, trendy boutiques, and a variety of traditional shopping and entertainment options.

Sales of Murano condominiums in Delray Beach are to commence August 27, 2005. Prices for the newest condominium conversion in the south county, the Murano at Delray Beach, have been released to a select number of local real estate brokers. The One World Realty Team will be taking reservations for their buyers prior to the public opening, when only prospective buyers and Realtors with an appointment will be able to purchase a unit during the company's "Super Saturday."

With a total of 275 residences, there are 70 one-bedroom one-bath homes, 151 two-bedroom two-bath homes, and 54 three-bedroom two-bath homes available for sale. Prices for units range from $199,700 to $234,100 for an 830-square-foot one-bedroom unit, $264,600 to $299,700 for a 1,145-square-foot two-bedroom unit and $320,200 to $348,200 for a 1,325-square-foot three-bedroom unit. There are 125 garages that are offered separately at prices from $18,000-$22,000 depending on size and 129 storage units available at prices ranging from $3,000 to $6,000.

Monthly homeowners' fees are $193 for one-bedroom units, $264 for two bedroom units and $305 for three bedroom units. The HOA fee includes building and structural insurance, landscaping and grounds keeping, exterior building maintenance, parking areas, roof maintenance, tennis court, clubhouse, lakes and fountains, pool, fitness center and equipment, and racquetball court. Your responsibility includes inside insurance, electric, cable, water, and telephone.

Some units are vacant and ready for immediate occupancy and others are occupied with tenants who will be allowed to live out their leases. Current rental prices for 1 bedroom condos range from $900.00 to $1000.00, 2 bedroom condos range from $1150.00 to $1250.00 and 3 bedrooms range from $1350.00 to $1450.00.

Amenities include a resort-style pool and hot tub, a state-of-the-art fitness center, and an indoor air-conditioned racquetball court along with outdoor tennis court, and a children’s playground. The community is pet friendly and allows rentals for a minimum of 7 months. Entertaining friends and family is a breeze at the private clubhouse. From large events to intimate gatherings, the clubhouse is an ideal setting.

Construction of the units is CBS and each unit includes a one-year home warranty with Old Republic Home Protection provided by the seller at closing.

Terms of Sale include a binder deposit at contract of $10,000. Deposit checks are payable to First American Title Insurance Company and must be received by One World Realty no later than August 25th. A pre-qualification incentive of $1,000 will be paid toward your closing costs if you provide a pre-qualification letter from the preferred lender, Countrywide, at the time of Sales Contract. If you use the preferred closing agent, First American Title Insurance Company, the seller will pay for the title examination, title search, title commitment, and owner’s title insurance policy premium. Additionally, the Seller will provide a contribution of 1% of the Total Sales Price toward your closing costs if you close the deal with cash or a loan from the preferred lender, title insurance is written by the preferred title company, and you close on the purchase on or before 25 days from the date of the Sales Contract.
